A £40m build-to-rent aparthotel scheme with 124 rooms, 65sqm of commercial space, gym, co-working space, brewery and pub. All rooms have independently operated mechanical ventilation heat recovery systems (MVHR) with variable refrigerant flow for heating and cooling in shared and communal areas.
We have provided Stage 4 & 5 building services design, co-ordination of builders works to a high level, penetration for rainwater and sanitary drainage.
Our extensive and unique Facilities Management experience means we were able to optimise the installation design to enable efficient onsite maintenance once the building is operational and provide cost savings to the Client.
We met the challenge of an extremely confined site with a review of the Stage 3 design to accommodate suitable central services, distribution and riser capacity. We drew on a broad range of references to develop a robust design that caters for the different commercial and residential requirements.
Within apartments we advised on the positioning of fittings to support intuitive use by the end user.
Designed in-line with BREEAM ‘Excellent’ requirements to support the Client’s sustainability goals. A central plantroom with Combined Heat and Power (CHP) provides low-carbon heat.
